1. Sale of Mickey’s Bar; Both Business & Property

Sellers: George and Crystal Nelson

Buyer:  Tim Castell

My comments:

In the sale of this property, I handled both sides of the transaction.  Prior to my representation, the owners had not had any offers from their previous listing in approximately 18 months. Within two months of my listing, two offers had been received, with the 2nd being accepted, and two backup offers were ready if the offer fell through.

The keys to this sale were marketing the listing on LoopNet at a Silver level which it had not been previously.  Additionally, key details, such as the asking price was $950,000, and the annual sales were $846,000. This had not been shared as part of the previous listings.

Seller’s comments:

2.  Sale of 3005 E Norvell Bryant Highway:  20 acres, zoned commercial (GNC)

Sellers:  A group out of Buffalo, New York, Columbus, Ohio and Boca Grande, FL. 

Ralph DiLena Jr., one of the Sellers, was the primary contact:

“This property had been on the market for a number of years and had not had offers in the last 18 months.  Upon gaining the listing, Jeff Hartson listed the property on MLS and LoopNet with a Silver level listing and began marketing to executives of companies that had hit the LoopNet listing.  There were 3 offers received.”

My Comments:

Sunshine Nursery had been on the market for quite a while but with a price decrease, we were able to get the right buyer that was perfect for her property.  

Buyer Frank Fleites:

I made an offer through Jeff Hartson to buy the Sunshine Nursery property after a price drop. 45 days later we closed on the sale. During the entire process, Jeff kept me in the loop and managed great communications between myself and Peg, the owner. I recommend him as a realtor in commercial properties.

Linda's Dog Grooming: 3983 S Ohio Ave, Homosassa FL

“We looked for a commercial listing for our dog grooming business as we planned to relocate to Florida.  We searched with Jeff for a long time for the right building and location.  When we found it, there were issues we needed to overcome relative to the inspection.

My Comments:

Vicki and Paul, the sellers were great to work with...We closed on one property in December and have another property closing scheduled for June.  We worked  through another realtor for the buyers and have had a great experience working through all the issues that arise in commercial properties.

Seller's Comments:

Jeff guided us through the process for each of the transactions of our commercial properties.  His communications with us were always as soon as something was learned, he shared it with us.  We look forward to our 2nd closing with him next month (June '25)

My comments:

I worked with the court appointed representative after the husband passed away and the wife went into memory care.  We worked through several lawyer consultations went through each step to clear the hurdles and finally had our closing with neighbors of the property who wanted to keep a quiet atmosphere.  I had sold one of the buyers 41 acres to build his home adjacent to this property.
