1. Sale of Mickey’s Bar; Both Business & Property

My comments:
In the sale of this property, I handled both sides of the transaction. Prior to my representation, the owners had not had any offers from their previous listing in approximately 18 months. Within two months of my listing, two offers had been received, with the 2nd being accepted, and two backup offers were ready if the offer fell through.
The keys to this sale were marketing the listing on LoopNet at a Silver level which it had not been previously. Additionally, key details, such as the asking price was $950,000, and the annual sales were $846,000. This had not been shared as part of the previous listings.
Seller’s comments:

2. Sale of 3005 E Norvell Bryant Highway: 20 acres, zoned commercial (GNC)
Sellers: A group out of Buffalo, New York, Columbus, Ohio and Boca Grande, FL.

Sunshine Nursery had been on the market for quite a while but with a price decrease, we were able to get the right buyer that was perfect for her property.
Buyer Frank Fleites:
I made an offer through Jeff Hartson to buy the Sunshine Nursery property after a price drop. 45 days later we closed on the sale. During the entire process, Jeff kept me in the loop and managed great communications between myself and Peg, the owner. I recommend him as a realtor in commercial properties.
